Inclusions in rental price

Included in your accommodation fees : Wi-Fi (applies to all new leases from January 2025), water & electricity, free laundry facilities inside your apartment, a fortnightly clean of the common rooms, fully furnished apartment, fully equipped kitchen with utensils, after hours security, on-site managers and free access to all complex facilities.

All bedrooms contain a double bed, bedside table, study desk & chair, desk light, two wardrobes and an ensuite bathroom.

Fixed Term Agreement 

All residents enter into a Rooming Accommodation Agreement or contract for a set period of time (fixed term agreement). You can choose from a Short Term Agreement (24-26 week lease) or a Long Term Agreement (50-53 week lease). No matter your arrival date, you are responsible to pay rent from the lease start date until the lease end date.

Extensions

You may be entitled to extend your Rooming Accommodation Agreement, please contact the office to discuss your options.

Deposit 

To secure a room a booking deposit is paid online at the time of your application. The deposit to be paid via card on our website before you arrive consists of 2 weeks accommodation fees, your Uni Central ID Card, an administration fee & a credit card surcharge (see surcharges below). The 2 weeks fees are credited to your accommodation account on your arrival and used to pay for the first two weeks rent. 

 

Cancellation: Your deposit is refundable, less administration costs of $100 and less the credit card commission that was processed when making the deposit. Please note that you have to let us know in writing,  minimum four (4) weeks prior to your lease starting date.  Should you cancel within the four (4) weeks prior to your lease starting date the deposit will be refunded, less administration costs of $100, providing your room is re-let. If your room is not re-let the equivalent of two weeks accommodation fees is non-refundable.

 

Photo ID

Resident Photo Identification Card $25.00.  The ID card is compulsory for our tenants. It must be paid for in your initial booking deposit. We require you to upload a head + shoulder photo of yourself when you apply through our website.

 

Bond  

The bond is the equivalent of 4 times your weekly accommodation fees, it is lodged with the Residential Tenancies Authority and will be refunded to your Australian Bank Account at the end of your stay providing all terms have been met on your lease agreement. 

 

Exit Cleaning 

Professional steam clean & sanitisation of carpet & mattress must be completed (receipt required unless organised through office). Bond clean must be completed before departure. If performing your own bond clean, checklists are available through the office and if not up to a standard, a refresh clean charge will apply.

Extra Guests

Management permits ONE overnight stay per week - must stay in tenants room - extra night $25.00 per night. Management approval required

Rent can be paid via transfer or on card (card surcharges apply and are inclusive of GST; see below).
