How do I book a room?
All bookings are made online, just click on the Apply Now icon. Further information can be made via email, on the phone or in person at the office on the complex. A deposit is required to hold the room until your arrival. We can help you with your online booking.
How do I know if I have booked the room successfully?
You will receive confirmation receipt of your deposit - this guarantees your room.
Can I make a special room request?
Yes you can. We will endeavour to meet any special requests where possible.
Who will be in my apartment with me?
There are 4 double bedrooms with private ensuite facilities in each apartment. You can request an all female apartment, however we cannot guarantee any specific requests.
What is a rooming agreement/fixed term lease?
We offer two distinct leases 24-26 weeks & 50-53 weeks (the latter gives a discounted rate!) The rooming agreement/fixed term lease is the agreement that you sign during your website application. It is a legally binding document between the tenant (you) and UniCentral Management. Once you have signed this lease you are liable for the rental payments from the start date to the end date of that lease. During this period, the charges cannot change.
What is the rental bond?
The "rental bond" is an amount 4 times your weekly payment. This must be paid in full either before or on arrival. The full bond amount is held until the end of your lease, by the Residential Tenancy Authority (R.T.A.) which is a Queensland State government body. This "bond" is to cover any damage to the property whilst you are the tenant. The bond does not cover any unpaid accommodation charges.
Do I have to pay for cleaning and carpet cleaning when I leave?
Yes, before you hand back your keys, a professional steam clean & sanitation of carpet & mattress must be completed (receipt required unless organised through office). Bond clean must be completed before departure. If performing your own bond clean, checklists are available through office and if not up to standard, a refresh clean charge will apply.
What is an entry condition/exit condition report?
The "entry condition report" is a document which must be completed by yourself within the first 7 days of arrival. You will check your bedroom, ensuite facilities, kitchen, laundry and lounge areas for any damages/marks... on furniture, floor, walls and ceiling etc. At the end of the lease, an "exit condition report" checks the same areas and is compared to your original entry condition report to ensure that no damage has occurred by yourself during your stay.
What is included in my accommodation fee?
Your private, fully furnished double bedroom - double bed, bedside table, a built-in study desk, desk chair, two built-in wardrobes, ceiling fan and ensuite facilities. All water and electricity; a fully equipped shared kitchen including all crockery, cutlery and electrical appliances; Wi-Fi for all new leases from January 2025
Shared lounge area with 2 sofas, coffee table, TV; balcony or courtyard with outdoor table and chairs; every two weeks cleaning staff will provide cleaning assistance with your common area.
Use of community pavilion, swimming pool, tennis and basket ball court, communal BBQ's, vending machines; 24 hour on-site caretakers, security personnel patrols at night around the complex.
What do I need to bring with me?
Clothes, personal items, anything to make your space feel like home. We advise some Australian Dollars so that you can buy some food from the local shops or anything else you might need before you open an Australian Bank account.
Linen is available for purchase at Reception - New linen $320 or professionally laundered, pre-loved linen $220
How does my mail get to me?
Small letters are delivered to your locked letterbox at the main gate. All larger parcels are delivered to reception. It is recorded and kept for your collection during office hours. You will be notified if you have a parcel at the office.
